If you are in the process of renting an apartment, you are going to want to make sure that you perform your due diligence in order to ensure that you get an apartment and term leases that work well for you.
#1 Talk to People Who Live There
The first thing that you should do when you are really interested in an apartment community is talk to the people who live there. They will be able to let you know what the apartment community is really like. They will be able to tell you if the apartment community is what the management is selling you, or if the experience of being there is different than what you are being sold.
If you have a chance to talk to someone who lives there, you should ask about the following things:
- How the landlord replies to maintenance requests
- How the landlord addresses problems
- If there are noise issues
- How friendly the other tenants are
- How the community is structured
Someone who lives there will be able to really let you know how responsive the property management is, and what it is like to be there twenty-four hours a day. You can leave a note and see if any tenants will get in touch with you.
#2 Visual Inspect Your Unit
Second, you need to make sure that you visually inspect any unit that you want to rent. Oftentimes, especially in large community complexes, you will be shown a model unit. However, a model unit may not have the same features or feelings as the unit that the company actually wants to rent to you. You are going to want to make sure that you are able to see the actual unit that you want to rent before signing any agreements.
If the unit does not look like the model unit, request repairs before you move in and ensure that they were done before you sign the formal lease agreement.
#3 Always Get Everything Written Down
Finally, it is vitally important that you get everything written down. Make sure that all the extras that are supposed to come with the apartment, from the curtains to the microwave, are detailed in the apartment agreement.
You should make sure that all the terms of the lease are spelled out, including what will happen if you break the lease or pay the rent late. If there is anything about your lease terms that are not spelled out, make sure that the lease is amended before you sign it.
