Preparation Tips To Get Your Home Ready For Its Sale

Posted on: 2 March 2021

When you put your house up for sale, there are some specific tasks you will need to do to help improve its ability to sell on the market and to help you attract a buyer and a good sale price. Here are some tips to help you prepare your home for a successful sale.

Calculate an Accurate List Price

If you are planning to put your home on the market, you will want to price your home appropriately. The price at which you first list your home will either help attract buyers or detract them. If it is overpriced at listing, buyers and their agents will recognize this fact and your home will be overlooked in the market. Even if you lower your home's list price after a couple of weeks on the market, it will be too late for it to get the same level of immediate attention because it is no longer a new listing.

For this reason, be sure you calculate your home's true market value and price it according to this amount. Your real estate agent can collect comparable listings in your area of homes that have sold recently. These prices are what you should base your home's value on. Your realtor will have a comparable listing program that helps you determine an actual value for your home.

Improve Its Appearance

The appearance of your home, especially the outside appearance, is one of the first things a buyer will see, so you should make it as attractive as possible. Take a look at your yard and the exterior of your home to see what types of updates you need to make to boost its appearance. Ask for an unbiased opinion about your home's appearance to get insight into details that you may not notice because you see your home every day.

If you are working with a realtor, they can provide you some recommendations to improve your home's exterior. For example, if your landscaping needs some color, plant some flowers or other colorful plants throughout the existing vegetation. Be sure you keep your lawn mowed and the landscaping weeded through the period of time your home is on the market. Add some mulch to your landscaping areas to improve the condition and clean the exterior of your home to remove stains and dirt.

Prepare For Showings

After you have updated the exterior of your home, you can make the interior look its best. Clean out clutter and wash windows and walls to remove dirt and stains. You may look at painting your home interior or replacing the flooring. Then, open your draperies and window blinds for each showing to let it natural sunlight and brighten up the interior spaces.
