New homes hit the market all the time since new developments are underway and lots get purchased so people can build custom homes. New homes for sale can be a great investment, whether you are a first-time home buyer or you are just looking for a new property to call your own.
In a hot market where there's not enough real estate to go around and construction of new homes is at a constant high, there are lots of new homes to look at and consider buying. In this case, you have more than just price to consider when comparing these homes to each other. Location within the same neighborhood
Perhaps there are new homes for sale in the same subdivision or newly-developed neighborhood. Location of each home you're considering matters, even if properties are just one lot apart. For example, if one home is located on a corner lot, it might be better than new homes that have neighbors on all sides. Or, a house that has an alley might be in a better location a home that doesn't.
Overall layout
New homes are often comparable in price because they don't have other features yet to differentiate them from other properties, such as mature landscapes, custom add-ons, or overall equity created in their neighborhoods (unless new homes are being built in established neighborhoods). This means you're best off comparing the layouts and overall useful square footage of similarly-priced homes to see what works best for you.
Your real estate agent can show you a printed layout of each home you're interested in so you can compare the individual layouts of each property. Pay attention to things like where the bathrooms are located, how many levels compared properties have, and the sizes of master bedrooms and kitchen areas to help you narrow down your options so you choose the best new home for your needs.
When you look at new homes, have a list of features you desire with you so you can check off the positive points each house presents.
